Philips Lighting case study: Mitre 10 MEGA Westgate

As part of Auckland’s new Westgate development, Mitre 10 MEGA Westgate opened in October 2014 to service the expanding West Auckland region with a fully-equipped retail store for trade professionals and the public. It also has a large garden centre, drive-thru for trade customers and a children’s playground.

The store is co-owned by experienced retailers and Auckland locals Dave and Elaine Hargreaves in conjunction with brothers Stephen and Graeme Ricketts, who have been part of the Mitre 10 group since 1975. To make the new purpose-built store stand out as a next generation Mitre 10 MEGA store, the owners partnered with Philips Lighting to develop a lighting solution that would maximise the abundance of natural light coming into the building, while ensuring energy efficiency and cost reductions.

The large size of the store meant that limiting the amount of ongoing maintenance was also an important consideration. Given their previous experience in having to replace conventional lighting on a regular basis in other Mitre 10 stores, the owners were eager to implement a lighting solution that would minimise maintenance time and cost from the outset.

As well as ensuring the new store was a flagship Mitre 10 MEGA store in terms of energy efficiency, the owners wanted to ensure the fit-out provided a well-lit retail environment for customers and staff.

The Solution

Philips Lighting designed a fit-for-purpose LED lighting solution for the new Mitre 10 MEGA Westgate store. The Philips Lighting team were on board from the very beginning, working with the property manager on the technical elements and with the electrical contractor to install the lighting as part of the new build.

Philips Lighting Project Manager Michael Kain says, “It was fantastic to be involved in the design and fit-out for the new building right from the start, as it meant that we could work closely with the owners to develop a cost-effective LED lighting solution that was specifically tailored to their needs, as well as the store environment.”

The in-store lighting solution was to cover around 8,000 square metres that included both high and low ceilings. Two Philips LED products were chosen specifically because of their lighting optics, to ensure that light is effectively delivered to all parts of the large building, as well as their efficiency benefits, with a lifespan of up to 50,000 hours in commercial use.

Philips GreenPerform LED Highbays were installed in the open-plan trade and retail areas of the store, due to their ability to provide reliable, high-quality lighting in large interior spaces and optics specially designed to illuminate vertical planes in warehouses and spaces with high ceilings. GreenPerform LEDs power-up quickly, compared to the slow power-up of high intensity discharge lamps that are traditionally used in large retail and industrial-type spaces.

Philips CoreLine LED recessed lights were installed in the office and point-of-sale areas of the store, giving high output, yet low-glare lighting conducive to staff and customer comfort. The slim profile design fits seamlessly into the store’s new retail environment, and with a lifetime of up to 50,000 hours, any ongoing maintenance for the CoreLine LEDs is minimal.

To ensure the new in-store Philips LED lighting would perform to its peak potential in terms of quality of light and energy efficiency, Philips integrated Dynalite controls into the store’s building management system (BMS). This means that all the lighting can be controlled and monitored from one hub, and the daylight harvesting feature enables the system to automatically adjust itself to make maximum use of the natural light in the store.

Mitre 10 MEGA Westgate co-owner and store manager Dave Hargreaves says, “It’s very easy in this day and age to talk about being environmentally friendly but we’ve certainly come to the party in this Mitre 10. Our BMS system effectively manages the natural light so that when it’s naturally bright the LED lights are dimmed, and when it’s dark or the clouds come over the LED lights spring into action.”

On the exterior, Philips Tango LED floodlights were installed to provide security lighting and to light the building façade and signage. These floodlights offer a true ‘fit and forget’ solution, achieving up to 50,000 hours of light in commercial use and minimal maintenance over this lifespan due to their robust design and ability to withstand harsh weather conditions and environments.

In the carpark, Philips installed GreenVision Exceed road lighting to provide clear, neutral white light for drivers. GreenVision Exceed provides a reliable and economical solution, with easy installation and a long lifespan. Philips CityTouch controls were also installed to enable carpark lighting to be managed remotely.

The Result

Mr Hargreaves says that as a result of the fit-for-purpose LED lighting solution at Mitre 10 MEGA Westgate store, they expect to spend up to 30 per cent less on electricity per year, compared to a similar sized store that has conventional lighting.

“While the up-front cost of installing LED was higher than installing traditional lighting, it should only take approximately one year to get a return on our investment. Not only that, there’s the bonus of reduced ongoing maintenance costs, with LED bulbs lasting significantly longer than conventional lighting.”

Mr Hargreaves says they are very pleased with the result of their LED light fit-out in the new store, and have received positive feedback on the lighting from staff and customers.

“It might seem a bit strange in a retail environment to get comments on that sort of thing, but it’s true. People are noticing that there’s a good balance of natural light versus LED light in the store.”

Mr Hargreaves has also received positive feedback from other Mitre 10 stores, with owners of older stores commenting on the quality of light in store and potential cost reductions, indicating that they may consider replacing outdated and inefficient lighting with LED.

Michael Kain of Philips Lighting New Zealand says that refurbishing with LED is a good option for retailers who want to drive down energy costs over the long term.

Mitre 10 MEGA Westgate’s bespoke lighting solution allows them to reduce energy consumption and achieve a well-lit retail environment through balancing natural and LED light. These benefits, alongside lower maintenance costs due to the long LED lifespan, should see Mitre 10 MEGA Westgate reaping the benefits of installing a Philips LED solution for years to come.
